How contactable are you if there's an emergency at my property?
24/7!! If we don’t answer we have a great network of tradesman approved for emergency work.
How often are ownership payments?
Fortnightly on Tuesdays. Unless your tenants pay monthly, in which case you’ll see your payments come through every fourth Tuesday.
How do you handle repairs and maintenance with skilled, licensed tradespeople?
Promptly and thoroughly. We use either our tradespeople or owner preferred.
How long are your properties usually vacant?
We try to aim for no vacancy dates between tenancies. Our great tenants leave the properties in such perfect condition that we can then hand the keys to the next tenants the day after their lease finishes.
How long will it take to lease my property?
- We like to advertise one month prior to the property being vacant, this ensures plenty of time to find the right tenant.
How do you determine the best rent for my property?
Look at the current rental market and what other properties are either currently rented at or are advertised at.
What if I want a rent amount that is higher than your recommendation?
Absolutely we can do this. We advertise at the higher rate for the first week or two, then if not bites we can lower with owners approval.
What average length of tenancy in Canberra?
We like to start with an initial 12 months.
How do you vett tenants references to ensure I get a reliable and trouble free tenant?
100 points of ID, rental history check, employment history, salary, bank statements, etc.
